#1 CHOOSE THE RIGHT REAL ESTATE AGENT
Finding the right real estate agent is the first and most important thing that you can do to get your home ready for sale.
Our tips for finding the right agent are; always read the small print, or else you don’t know what you might end up paying in fees!
It is possible you are considering more than one agent, for a quicker sale. Be warned this will cost you more in fees – even for an agent who didn’t make a sale!
Find out who is the most highly recommended in your area. Choose an agent or agency with experience in your type of property and also one who knows how to market your home effectively.
#2 TRY AND BE REALISTIC ABOUT YOUR HOME’S VALUE
We would always recommend taking any quote you receive, with a pinch of salt. It might not be completely accurate.
Sometimes, homes sell for less than the quote you have received from an agent, or seen locally. It happens. It is best to be forewarned and prepared for this.
Try getting the best of three quotes to base your ideas upon.
#3 HAVE A BLITZ
Clean, clean, clean! It can never be too clean for viewers, when it comes to staging your home.
Get any clutter boxed up and put into the attic – or a cheap storage unit.
It can always come out again after everyone’s gone!
#4 THE DEVIL’S IN THE DETAIL
Get those niggling little jobs around the place attended to. Small defects can really stand out and things you’ve stopped noticing, like the broken light fittings and fixtures or the chipped paintwork will be noticeable to someone else.
Now is the time to get screwing things in and painted over, effectively!
#5 MAKE EACH ROOM STAND OUT
….for the right reasons!
One piece of advice we would give to sellers, is to try and create a theme or a mood in each room in your home.
Remember, a dining room is meant for… dining in!
That means clearing away all the papers, or the knitting, or the taxidermy, or whatever it is that you really actually use it for.
Try and create a vibe in each room, which draws the viewer into it and is memorable. In a good way!
#6 SHIP OUT
A bit like having a store assistant follow you around when you are browsing, you need to get out of your potential buyer’s faces when they come to view the place.
Give them some time and space to view the house properly and let them imagine that it is theirs.
This will be a whole lot easier if you simply get out of their way when they come for a viewing.
#7 REMEMBER THE OUTSIDE COUNTS
Remember, there is a world outside your front door too!
If you have a garden or yard, this needs attending to.
An unkempt front lawn, or messy backyard are own goals in the quest for a quick sale.
It is so easy to simply trim the grass, tidy the trash and make the place look shipshape. Not doing so could cost you a sale.
Even if you don’t have a front lawn, think about the impact that the outside of your home makes on a viewer. Is it as tidy as it could be?
If not, now is the time to do something about it!
